Conducting Home Inspections is one of the most important parts of the Home Buying process. In New Mexico sellers are required to disclose any known material defects of a property, but your average homeowner is not aware of most defects that don't affect their day to day living.
Sellers may know of a leaky faucet or a broken light switch, but they could be unaware of mold behind a bathroom wall, lead based paint five layers under the current paint coat, or high levels of radon.
Below I have provided the Home Inspections and Warranties Obtain and Waiver Form, which is the document a Buyer would fill out when deciding what kinds of Home Inspections they want to perform on a home. This also includes the average Cost of each kind of inspection.
It's important as a buyer OR a seller to know what kind of home inspections there are. If you have any questions about any kind of inspection, call me, I would love to explain in more depth.
